The term "net open area" creates many permit corrections. A vent that measures 12 inches by 12 inches may provide much less than 144 square inches of actual free area after framing, louvers, and screens are counted.

Engineered openings require documentation

An engineered flood opening can use a design that doesn't follow the standard one-square-inch-per-square-foot calculation. However, a registered design professional must certify that the opening provides equivalent performance and allows automatic equalization of hydrostatic forces.

Placement Details That Affect Approval

Proper placement protects the structure and gives the building official a clear way to verify the work. The openings should distribute water across the enclosure rather than placing every vent on one wall.
